When we partner on a home flipping project, we bring more than construction.

How the Process Typically Works

Every home flip is different, but this is generally how we approach a project together:

1. Evaluating the Property

Sometimes the property comes from you. Sometimes we are involved in identifying it together.

Before an offer is made, we can step in quickly.

Within about 24 hours, we can walk the property (or review it with you) and give a strong, practical sense of:

  • where the renovation budget should go
  • what can realistically be accomplished
  • what should be prioritized
  • and whether the project makes sense at that purchase price

This is often where the most important decisions are made.

2. Aligning on Budget + Renovation Direction

Once you have a target construction budget, we help shape the plan around it.

We look at the home, your goals, and the Naples resale market — and guide how that budget can be used most effectively.

3. Full Estimate + Scope of Work

After the property is purchased, we move into a detailed planning phase.

We develop a full construction estimate and scope of work based on everything discussed. In most cases, we can have this back to you within approximately 14 days.

4. Design, Drawings + Pre-Construction

Once the scope is approved, we move quickly.

At the same time, we are:

  • coordinating architectural drawings (if required)
  • preparing and submitting permits
  • ordering materials based on the agreed direction
  • securing trades and vendors
  • building out the construction schedule

Architectural drawings, when required, can add approximately 3–6 weeks to this stage.

5. Permitting

Once permits are submitted, approval timelines are typically a minimum of one month, depending on the project.

We manage this process so everything is ready to move forward as soon as approvals are in place.

6. Construction Begins

As soon as permits are approved, we are ready to begin construction immediately.

From there, the project moves forward with a clear plan, aligned budget, and a shared understanding of the end goal.
